No coating makes a coastal chimney behave like an inland one. What works is material choice — stainless caps, covers, mesh and fixings, and flashing detailed rather than sealed. Stainless held with plated screws still fails at the screws.

Wind-driven rain finds different gaps

Rain arriving horizontally gets under laps and drives up flashing faces. Details that hold twenty miles inland leak on the Cape, which is why coastal properties see more flashing failures than crown failures.

Seasonal houses have a second problem

A large share of Cape and island property is seasonal. A house shut from October to May leaves an unheated chimney standing through the whole wet season, with a cold flue collecting condensation and nothing to dry it.

What to fit before closing up

A top-sealing damper closes the flue at the top and keeps weather out of it entirely. It is the single most useful thing on a seasonal property, and it doubles as the cap.

Opening up in spring

The first job should be an inspection, not a fire. Nesting, debris and moisture damage accumulate through an unattended winter, and the first fire is the worst time to discover them.
