What accumulates and why the stage matters

Wood produces creosote, a condensed tar that is flammable and builds fastest when fires burn cool or the flue is oversized. Oil produces an acidic soot that corrodes rather than burns. Gas produces very little, but flues still collect debris and nesting.

For wood the useful distinction is the stage. Light flaky soot brushes away. Harder granular deposit needs a rotary tool. Glazed creosote — the shiny tar coating — will not brush off at all and is the stage at which a chimney fire stops being theoretical.

Moisture content decides most of it

Seasoned hardwood under twenty percent moisture burns hot and clean. Unseasoned wood burns cool and smoky and lays creosote down several times faster. A moisture meter costs very little. Wood that hisses or blackens the glass is not ready.

Why oil flues need the visit too

Oil soot will not catch fire; it will sit in the flue being acidic and working on the mortar joints. In the older parts of the state where oil is still common, that is the reason for the annual visit even though nothing looks dramatic.

Where you are changes the interval

Through the Berkshires, the Pioneer Valley and central Massachusetts, wood is genuine heat and a household burning through a full winter should treat annual sweeping as a minimum rather than a target, with a mid-season check where a stove runs constantly.

In Greater Boston, MetroWest and the coastal suburbs, the inspection matters more than the brush. What gets found there is a seized damper, a nest, or a flue that has been slowly deteriorating since the house last changed fuel.

Cape and island houses

Seasonal occupancy means a flue standing cold and damp from October to May and a spring full of nesting. The first job on reopening should be an inspection, not a fire.

What should be left behind

A written note of what was done and found, with photographs of anything recommended. That record is what makes next year's visit meaningful rather than a repeat.

How often should a chimney be swept?

Annually at minimum for regular use, more often for a wood stove used as primary heat. The inspection is annual regardless of use.

Do gas appliances need sweeping?

They need the annual inspection more than the brush. Gas leaves little residue, but flues collect nesting and debris, and an oversized flue serving a modern gas appliance can be condensing with no visible sign.

Will it make a mess?

It should not. A sealed vacuum at the firebox and drop cloths handle it. Anyone working without a vacuum is working the way it was done decades ago.

Best time of year to book?

Late spring through early fall. Better availability, usually better prices, and you are not finding a problem on the first cold night when everyone is calling.

There is a smell in summer. Why?

Damp creosote and soot combined with humid air being drawn down the flue rather than up. Sweeping removes the source; a top-sealing damper addresses the airflow.
